FOUND LAKESIDE

A lakeside sanctuary of quiet belonging.

Our Story

A pristine bluewater lagoon nestled within the lush flora of the Caribbean jungle. For more than twenty years, Ferasaltu has quietly curated this very-small collection of solares.

Today we open the circle. The Nopalitos Society of Friends was created to continue to protect the area for the next five decades, developing just enough to foster shared responsibility and true stewardship, while shielding the curation from the pressures of dense tourism and the new international airport (AIFCP).

Ashlars (Cornerstone Slots)

13 hand-built stone platforms in the main upland area by the trailhead.

To widen the circle of stewardship while keeping the lakefront sanctuary untouched, we are opening 13 Ashlars in the main upland area.

Each Ashlar is a hand-built 5 × 6 m stone platform, approximately 2 feet tall, with a completely flat, thin, smooth stone slab finish on top and no margins. Built exactly like the real stonework shown below — solid, beautiful, and ready for camping and light personal use.

Stewards may install a removable canvas tent cabin, standard tent, or hammock setup directly on the finished flat stone slab. Light improvements are welcome (picnic tables, fire pits, accent walls, seating areas, small shades, etc.).

All additions must not create any form of permanent livable construction. No permanent structures, plumbing, electricity, or enclosed living spaces are allowed.

  • Use by immediate family members and friends counts toward the 180-day limit
  • These rights are for periodic stewardship visits, reconnection with nature, quiet community, and recreation only.
Once on site, rights holders may freely enjoy the lake, trailhead and all common areas.
  • Light improvements are allowed (picnic tables, fire pits, accent walls, seating, small shade structures, etc.)
  • No permanent livable construction no enclosed living spaces, plumbing, electricity, or other structures of any kind
  • Annual maintenance fees are required regardless of days used ($300 proposed)
  • Lakeside slots remain private. Ashlars are supplied to guests and community when unoccupied by the owner

Friends of Nopalitos

Join the Open Circle.

Within the sacred precinct, Founders and Ashlars hold precedence, but it is the Friends who give it breath. A curated circle, they sustain the sanctuary through presence, stewardship, and a shared understanding of its deeper purpose.
Each Friend contributes to the Community Stewardship Fund, an enduring commitment to preservation, continuity, and uncompromising care. In return, they enter a rare form of belonging: access to a place shaped not by scale, but by intention, one that will neither expand, nor dilute, nor ever belong to more than a discerning few.

Here, presence is privilege.

Frequently Asked Questions

Is this an investment or equity?

No. This is a private membership license for recreational use rights only.

What is the $750 annual Founder maintenance fee for?

It covers ongoing upkeep of the entire sanctuary — trails, dock, kitchen, common areas, basic caretaking, and security — so the land stays beautiful for everyone.

Can I build on my slot?

Only a raised deck + canvas-style tent/cabin is allowed. No concrete, no permanent structures, no water or sewage on private slots.

How long does membership last?

Founders: 50-year renewable rights. Friends: annual renewal.

Can I transfer my membership?

Founders may transfer once (10% admin fee). Friends memberships are non-transferable.

What are the Ashlars (Cornerstone Slots)?

Ashlars are 13 hand-built 5 × 6 m stone platforms in the main upland area on mza47l3. They offer a more accessible way to become a physical steward of Nopalitos at a $13,000 one-time origination fee (50-year renewable rights).

What improvements are allowed on an Ashlar?

You may place a removable canvas tent cabin, standard tent, or hammock directly on the flat stone slab. Light removable improvements are also welcome (picnic tables, fire pits, accent walls, seating areas, small shade structures, etc.). No permanent livable construction, plumbing, electricity, or enclosed living spaces are allowed on any slot.

What is the difference between Lakeside Founders Slots and Ashlars?

Lakeside Founders Slots (5 total, $35,000) are the exclusive direct lakefront positions with raised decks. Ashlars (13 total, $13,000) are upland stone platforms that automatically become available to approved guests and community members when not in use by the owner.
